Who is eligible for Guaranteed Housing?
- Freshman and Transfer students who live on-campus for the entire 2025-26 academic year
- Members of the Campuswide Honors Collegium; Regents and Chancellors Excellence Scholars and Director’s Scholarship recipients (within the terms of the scholarship)
- Students registered as FYRE Scholars
- Not eligible for guaranteed housing? Housing waitlist information.
To receive a guaranteed housing offer, you must submit a UCI Housing application, regardless of your specific housing preferences. Do not skip this step or you will forfeit your housing guarantee. Housing preferences are not guaranteed in this process.
Housing Options
American Campus Communities – furnished apartments – 11.5 month leases
- Five furnished apartment communities on the east campus
- 1-, 2-, 3-, and 4-bedroom floor plans
- Single- and double-occupancy options
- Lease start dates vary (e.g., June, August, and September)

UCI Housing – Arroyo Vista Sponsored Theme Houses – 9-month Sept-June contracts
- 42 houses with 16 – 32 residents located on the east campus
- Double-occupancy rooms; Kitchen facilities; No meal plan
- Academic/Affinity interest and Sorority/Fraternity themes
UCI Housing – Residence Halls (Mesa Court and Middle Earth) – 9-month Sept-June contracts
- Primarily serves freshmen
- Classic and Tower Halls located in the campus core
- Singles, doubles, triples, and quad-occupancy rooms
- Includes mandatory meal plan (3 options)
- Theme Hall options in the Residence Halls
- NEW FOR 2026-27: Current Freshmen who live in the Residence Halls for their second year will be eligible for a 3rd year of guaranteed housing in 2027-28.

How to Apply
- A link to the application will appear on the Housing Gateway at 7 am on January 14, 2026.
- The application window will close at 12 pm (noon) on January 2oth
Complete All 3 Steps to Secure Housing
Step 1 – Submit the CSP application
Submit the CSP application between January 14 – January 20 at 12 pm-NOON. Application link will appear on the Housing Gateway and in the CSP email sent to participants the week before the window opens.
Step 2 – Complete Next Steps as Instructed
Complete Next Steps as Instructed in your post-application email, which will be sent by January 20th.
- Students assigned to ACC apartments must complete an ACC application by 12 noon on January 28th. Application window: January 21 (8 a.m.) – January 28 (noon).
- Students assigned to Arroyo Vista and the Residence Halls will be notified of their selection and to wait for the UCI housing agreement in April.
Step 3 – Complete Housing Agreement
Complete ACC Lease or UCI Housing Agreement
- ACC Leasing for fall 2026 begins in February
- UCI Housing Agreements for Arroyo Vista and the Residence Halls will be sent in April.
Important Notes – Guaranteed Housing Process
- There is no cost associated with either the UCI Continuing Student Housing Application or the ACC application.
- Housing costs and agreement terms vary. Research your options ahead of time!
- The Residence Halls require that students hold a meal plan, with 3 options to select from.
- Students who rank Arroyo Vista as their first community type preference are required to submit up to 3 house themes in the application.
- ACC agreements are for 11.5 months with varying start dates. UCI Housing agreements for Arroyo Vista and the Residence Halls are for 9 months (Sept – June).
- Applicants will receive ONE guaranteed housing offer. If that offer is declined, students may choose to get on a housing waitlist for a different option.
- Application and contract deadlines must be met to secure housing. Failure to meet response deadlines results in forfeiture of the housing guarantee.
- Housing preferences are not guaranteed. When completing the ACC application (in Step 2 if assigned to ACC) select multiple floor plan types and communities. Keep in mind that high-demand floor plans fill up quickly. If your preferences are no longer available, you will be offered something from remaining available floor plans.
Continuing Student Housing Waitlist Process for 2026-27
Waitlist Applications
- ACC Waitlist Application – Opens January 21, 2026 at 8 a.m.: Apply for American Campus Communities through any of their respective websites at American Campus Communities official website. If you submit an application and later want to make changes, please do that through the ACC Portal or by emailing the leasing center. Do not submit a new application.
- UCI Housing Waitlist Application – Opens in April 2026, exact date TBD: Apply for Arroyo Vista or the Residence Halls, through the Housing Gateway. There is no cost for this application.
Both applications will ask you to select and rank your housing preferences (communities and for ACC, floor plans). Housing waitlist offers are not guaranteed and will be made as space permits.
Important Waitlist Notes and Tips
- Costs and residency terms vary. Research options ahead of time!
- Arroyo Vista and the Residence Halls are 9-month (Sept-June) options.
- Limited spaces available in each community and high-demand floor plans fill up quickly. If applying to ACC apartments, select multiple floor plans (up to 6) to improve your chances of receiving an offer.
- Contract offer deadlines must be met to secure housing. Failure to meet response deadlines results in forfeiture of the housing offer.
